Conditions assessments

On-site investigation

An in-depth visual inspection of all accessible areas of the building to assess the condition of the timber frame and identify the areas in greatest need of repair.

Annotated photography

A photographic report documenting all accessible areas of the building, with a focus on historically significant details and areas in need of repair. A report on a church, for example, may include annotated photos of the basement, sanctuary, exterior, attic, steeple, and auxiliary areas.

Existing conditions report

A written report describing each area of the building with a detailed assessment of its condition, including analysis of materials, historical significance of frame design, and construction method. This will often build upon previous engineering and pre-assessment reports, providing a detailed analysis of the condition of the frame and the structural capacity of the original design.

Existing conditions drawings

A powerful visual tool for understanding the condition of your frame and how it functions structurally. We measure and draw all accessible areas of the timber frame, color coding elements in need of repair, replacement, or re-design. A set of conditions drawings generally includes a full range of plans and elevations. This helps to communicate the level of deterioration across the whole frame and identify the areas in most need of repair.

Cost parameters for non-structural repairs

For non-structural work such as trim repair and painting, there are many variables to consider when deciding what to reuse and what to replace. We will make recommendations with the understanding that the range of repair costs varies based on your chosen approach to preservation philosophy.

Rough estimates for fundraising

Approximate estimates can play a major part in fundraising for preservation projects. They help to communicate the needs of historically-significant, community-oriented structures in a tangible way.

Prioritized structural repair plan and cost estimates

A prioritized structural repair plan that builds on documentation about the existing conditions of your structure, including a rough estimate for each phase. This will allow you to create a multi-year plan for restoration of the building and identify the cost of any necessary immediate stabilization. The cost estimates will be based on the particular conditions of your building and our experience of conducting similar repairs.
